I guide you through one of the biggest financial decisions of your life. That means negotiating on your behalf, explaining contracts in plain language, connecting you with trusted lawyers, brokers and inspectors and staying calm when things get complicated.
Legally, no. Practically, yes. A REALTOR® manages the negotiation, paperwork and risk while protecting your interests. Commission is always established on the selling side and varies based on what the seller has set. We talk through it openly when you're ready to start.
Buying: 30 to 90 days from your first conversation to closing, sometimes faster, sometimes longer.
Selling: depends on your price, your home and the current market. We talk timelines on our first call so you have realistic expectations from day one.
In New Brunswick the minimum down payment is 5% of the purchase price. On top of that, plan for an additional 1 to 2% in closing costs, which includes the 1% land transfer tax (a New Brunswick provincial tax paid at closing), lawyer fees, title insurance and adjustments. On a $400,000 home, that's roughly $20,000 down and $4,000 to $8,000 in closing. Use the mortgage calculator for your specific numbers.
Pre-qualification is an estimate based on what you tell a lender. Pre-approval is a lender's actual commitment for a specific amount, usually good for 60 to 120 days. We always start with pre-approval before we go shopping. It's the difference between thinking you can afford something and knowing.
The deposit is paid when your offer is accepted and held in trust until closing. The amount varies depending on the purchase price and can be up to 5% in some areas. The down payment is your total contribution to the purchase, paid on closing day. Your deposit becomes part of your down payment, not on top of it.
I do a real Comparative Market Analysis (CMA). I look at recent sales of similar properties in your area, your active competition, the condition of your home and current market conditions. Then I recommend a price grounded in data, not guesswork. We agree on the number together before we list.
Not always required, but staging often pays for itself. 81% of buyers say it's easier to picture themselves living in a staged home. We'll talk through what your specific home needs. Sometimes it's full staging, sometimes it's just a few decluttering and styling changes.
Yes. Always. Even on a new build. A good inspector catches what you'd miss and gives you a written record of the home's condition. The cost is small compared to the cost of finding out about a problem after you own it. My recommended inspectors are on my main site.
